Cancun is really several resort areas sharing one airport, so it pays to pick the area before the resort. This page covers 52 all-inclusive resorts served by Cancun International Airport (CUN): 22 in the Hotel Zone, 13 around Puerto Morelos, 11 in Costa Mujeres and Playa Mujeres, five just south of the Hotel Zone and one on Isla Mujeres. Twenty-four are adults-only and 28 welcome families. Three are marked as opening soon, so read the status note before you set your dates.

The Hotel Zone is the biggest group. The Mexican Caribbean tourism board says it stretches along 22 kilometers of beaches, and many resorts there give their address as a kilometer marker on Boulevard Kukulcan. It holds 12 of the 24 adults-only resorts. Just south of it are five family resorts: the three Moon Palace resorts, AVA Resort Cancun and Royalton Splash Riviera Cancun. Moon Palace Cancun, Moon Palace The Grand and AVA each put themselves about 10 minutes from the airport. Costa Mujeres lies north of the city, 20 minutes from the Hotel Zone by the tourism board's figure, and its resorts quote roughly 30 to 60 minutes from the airport. Six of the 15 resorts tagged with a water park are there.

Around Puerto Morelos, which the tourism board calls a fishing village and the starting point of the 130-kilometer Riviera Maya running south to Tulum, resort pages quote about 15 to 20 minutes from the airport. Eight of its 13 resorts are family resorts, five of them Dreams, and seven use Riviera Cancun in their name. Isla Mujeres, 15 kilometers off the coast by the tourism board's figure, has one resort on this page: the adults-only Impression Isla Mujeres by Secrets, reached on the resort's own catamaran from a Cancun marina. Resort names change often here. Sixteen of the 52 have a former name on file, so a resort you remember may now be listed under a new one. Hyatt Vivid Cancun was the family resort Dreams Vista Cancun until August 2026 and is now adults-only, and Dreams Puerto Morelos was Hyatt Ziva Riviera Maya until November 2025. How to choose

Decide adults-only or all ages first

The list splits almost evenly: 24 adults-only resorts and 28 that welcome families. Ten of the family resorts are also tagged with an adults-only section. That can be a full section, such as Turquoize at Hyatt Ziva Cancun, or something smaller, such as the adults-only pool at Dreams Jade, so check the resort page if your group has mixed ages. Eleven of the adults-only resorts state an 18-and-over rule in our data; for the rest, ask me to confirm the minimum age. Royalton Vessence Cancun, due in 2027, is billed as adult-oriented rather than adults-only, so we count it with the all-ages resorts.

Match the area to the transfer you want

By the resorts' own figures, Moon Palace Cancun, Moon Palace The Grand and AVA are about 10 minutes from the airport, Puerto Morelos resorts about 15 to 20, and Costa Mujeres resorts roughly 30 to 60. Hotel Zone figures run from about 15 minutes at Sun Palace to 30 to 45 at Riu Caribe. Transfers are not always part of the stay: Dreams Playa Mujeres and Secrets Playa Mujeres both say airport transfers are not included, and Dreams Riviera Cancun charges for its airport shuttle.

Traveling with kids? Check clubs and water parks

Twenty-five resorts here are tagged with a kids' club, 15 with a water park and eight with a teen club. Costa Mujeres has six of the water parks, five at family resorts and one at the adults-only Riu Latino. Four of the teen clubs are around Puerto Morelos, at Dreams Jade, Dreams Natura, Dreams Sapphire and Royalton Riviera Cancun. Club ages differ by resort (Grand Palladium Select Costa Mujeres takes ages 3 to 13, Royalton Riviera Cancun 4 to 12), so check the resort page first.

Look for stays that open a second resort

Some neighbors share facilities. A stay at Moon Palace Cancun includes Moon Palace Nizuc next door. Guests at Planet Hollywood Adult Scene can use the family Planet Hollywood Cancun, Royalton Hideaway Riviera Cancun guests can use Royalton Riviera Cancun, and Secrets Riviera Cancun guests can dine at Breathless Riviera Cancun. It does not always work both ways: TRS Coral guests can use the wider Grand Palladium complex, but Grand Palladium Select Costa Mujeres guests cannot use the other hotels there.

Check the opening date before you plan

Three resorts are marked as opening soon. Beach Palace closed in August 2025 for a full renovation, and its site is taking bookings from October 2026 without giving an exact reopening date. Royalton Vessence Cancun is scheduled to open on March 1, 2027, and Riu Palace Quintana Roo in May 2027. One more is changing names: Amare Cancun, the former Breathless Cancun Soul, is taking bookings from October 31, 2026. Ask me and I'll confirm the current status.

The largest group on this page: 22 resorts, 12 adults-only and 10 for families. Three of the family resorts are tagged with a water park, and the two Iberostar resorts share an 18-hole golf course that costs extra. Beach Palace and Royalton Vessence Cancun are marked as opening soon.

Five family resorts and no adults-only ones: the three Moon Palace resorts, AVA Resort Cancun and Royalton Splash Riviera Cancun. The Moon Palace complex shares a 27-hole Jack Nicklaus golf course, and Royalton Splash lists a water park with 14 slides and two lazy rivers.

Costa Mujeres and Playa Mujeres

Eleven beachfront resorts north of Cancun, six adults-only and five for families. Seven have swim-up suites, and a Greg Norman-designed golf course surrounds Secrets Playa Mujeres, a three-minute walk from Dreams Playa Mujeres. Riu Palace Quintana Roo is not open yet; RIU gives May 2027.

Isla Mujeres

One resort, and it is adults-only: Impression Isla Mujeres by Secrets, with 125 suites that all come with butler service. Guests arrive on the resort's own catamaran from Marina Hacienda del Mar in Cancun, a trip of about 45 minutes that must be booked at least 72 hours ahead. The resort joins The Unbound Collection by Hyatt on November 1, 2026 and stays all-inclusive.

By the resorts' own figures, the drive runs from about 10 minutes for Moon Palace Cancun and AVA to roughly 45 to 60 minutes for Riu Dunamar and Riu Palace Costa Mujeres.

What is the difference between the Hotel Zone and Costa Mujeres?

The Hotel Zone holds the most resorts on this page, 22, and the Mexican Caribbean tourism board says it stretches along 22 kilometers of beaches. Costa Mujeres is a separate resort area north of the city, and the same board places it 20 minutes from the Hotel Zone. We list 11 resorts there. Costa Mujeres resorts quote roughly 30 to 60 minutes from the airport, and its family resorts lean toward water parks: five of the six water parks there are at family resorts.

How many adults-only all-inclusive resorts are there in Cancun?

We list 24. Twelve are in the Hotel Zone, six in Costa Mujeres, five around Puerto Morelos and one on Isla Mujeres. One of the 24, Riu Palace Quintana Roo, is not due to open until May 2027. None of the five resorts just south of the Hotel Zone is adults-only, though Moon Palace Cancun has a few adults-only venues, and ten of the family resorts on this page set aside an adults-only section.

How do you get to Isla Mujeres, and can you stay there all-inclusive?

The tourism board puts Isla Mujeres 15 kilometers off the coast, about a 20-minute ferry ride from Cancun. The ferry company Ultramar lists departures from Puerto Juarez and from Playa Tortugas and Playa Caracol in the Hotel Zone. The one all-inclusive resort we list on the island, Impression Isla Mujeres by Secrets, is adults-only and brings guests over on its own catamaran from Marina Hacienda del Mar in Cancun, a trip of about 45 minutes that must be booked at least 72 hours ahead.

Is Puerto Morelos part of Cancun or the Riviera Maya?

Both labels get used. The Mexican Caribbean tourism board describes the Riviera Maya as stretching 130 kilometers from Puerto Morelos to Tulum and calls Puerto Morelos a fishing village with a reef national park just 400 meters from shore. Seven of the 13 Puerto Morelos resorts we list use Riviera Cancun in their names, and resort sites there quote about 15 to 20 minutes from Cancun's airport.
